Infrared technology is a very effective tool for finding temperature anomalies that might indicate a problem. The most common condition I find is a colder temperature reading on the ceiling under a bathroom which leads to the discovery of a leak. The use of this technology is included in every inspection.
I use an aerial drone to inspect the roof, chimney, and exterior of a building in every inspection. The use of a drone requires a commercial drone pilot license, which I hold, and special permission from Air Traffic Control for some locations, which I obtain for each flight.
Only NJ DEP licensed inspectors can sign the NPMA-33 form, which is required for some types of loans. While a standard home inspection will look for exterior damage and structural defects, a WDI inspection will look for conditions conducive to and specific signs of damage done by termites, carpenter ants, and carpenter bees. The inspection includes a report with documentation of any findings.
Radon is a naturally occurring, odorless, colorless gas that enters buildings through the ground beneath them and is the second leading cause of lung cancer after smoking. The good news is that radon can be easily tested for and remediated with the installation of a special exhaust system. A radon test is performed by leaving two canisters of activated charcoal on site for 48-96 hours and then sending the canisters to a certified laboratory for analysis. The inspection includes a report with the lab results.
Mold is naturally occurring and present everywhere, but certain types and/or high concentrations of mold can cause allergic reactions or illness in some people. A mold assessment includes an inspection of the property with respect to conditions conducive to mold growth, readings of moisture, temperature, and relative humidity, and the taking of air samples on each level of the building. The samples are sent to a laboratory for analysis and the results along with a report are furnished to the client.
If there is a chance that a home was ever heated with oil, it is very important to check for underground storage tanks (UST) which can be very expensive to remove. I work with several companies who use ground-penetrating radar (GPR) to locate and identify UST. I can schedule this service for the same day and time I do my inspection at no additional charge.
Most people don’t realize that a homeowner owns the sewer waste pipe between the house and the municipal sewer line. Since a home inspection is a visual inspection of the accessible parts of the home, I am not able to inspect this pipe. I recommend a sewer scope on any home built before 2000 or if there are trees in the front yard. I work with several plumbers who provide sewer scope services. I can schedule this service for the same day and time I do my inspection at no additional charge.
